  3. Calculate the Property Value: After determining the net income and capitalization rate, the property value is calculated using the following formula: Property Value = Net Income / Capitalization Rate. Where: Property Value is the result we seek, an estimate of the property's market value. Net Income is the annual income expected to be generated by the property after deducting all operating costs. Capitalization Rate is the percentage used to convert net income into market value.

Practical Example

If a property's net income is 500,000 SAR per year and the capitalization rate is 8%, then the property value is calculated as follows: Property Value = 500,000 SAR / 8% = 6,250,000 SAR. In this way, the formula gives an estimated value of the property based on its ability to generate future income.
